SHERWOOD... is located along Hwy 99 via Interstate 5 in Oregon’s picturesque Washington County. This rapidly growing city is part of the Willamette Valley known for its delectable Pinot Noirs and is surrounded by the Tualatin and Chehalem Mountains.

Approximately 18,200 people call Sherwood home and Washington County has 450,000 residents. This county's communities serve as great places to raise families for those working in Portland as well as neighboring employment centers in the silicon forest that makes up the metro region.

Winters in Sherwood are very mild with rain showers primarily and barely any snow. The average rainfall each year is 43 inches with the US average being 37 inches. This high precipitation provides a lush landscape for Sherwood. Also, Sherwood has approximately 142 days of sunshine each year and the July high is about 79 degrees and the January low is 34.

The City of Sherwood operates with a City Manager and Mayor who leads a council of six citizens. Currently the City Manager is Joe Gall and the Mayor is Keith Mays.

Sherwood’s Economic Conditions and Outlook

Sherwood location approximately 14 miles from downtown Portland, Oregon in southwest Washington County. It is the home to the Tualatin River National Wildlife Refuge to the north, and bordered by the Chehalem Mountains on the west, Yamhill County to the south, and the City of Tualatin to the east. While Sherwood has a diverse economy with the manufacturing sector accounting for 25% of its jobs, 70% of employed residents commute outside of the city for work. The City has concept planned a ~300 acre “employment land” area to the east that will help remedy that imbalance. In addition there is approximately 70 acres of employment land available in relatively small parcels throughout the city.

Sherwood continues to be a growing thriving community!

Sherwood was established in the late 1800’s and for many years was a farming and manufacturing community. Over the last two decades Sherwood has been one of the fastest growing communities in the State. With a 1990 population of 3,093, and a 2000 population of 11,791, Sherwood continued to grow at a 2.56% annual clip over the past decade to over 17,000 residents.

The City’s economy is linked with that of the entire Portland/Vancouver Metropolitan Region, but is more insulated from economic downturns due to the high education and skill level of its population. During this same two decades Sherwood’s Median Household Income (MHI) has increased from $28,835 ((98% of State Average) to $80,358 (150% of State Average). Compared to Washington County at $66,490 and Oregon at $53,104, it is considered one of the more affluent communities in the State. The income bracket of $100,000 - $149,999 accounts for 31% of the households.

Despite this record growth, the City has managed to maintain a first rate quality of life for its residents through a unique park and recreation system, a great school system, and a revived central business district - Old Town.

Sherwood is a community of relatively young, stable, up and coming families. Average Household Size is 2.80 persons per household compared to 2.64 in Washington County and 2.51 statewide. Over 20% of Sherwood residents are under 10 years old compared to less than 14% for Washington County and 13% statewide. Owner occupied homes makes up 78% of Sherwood housing units compared to 60% in Washington County, and 64% statewide. The median age in Sherwood is 32.1 compared to 34.5 in Washington County, and 38.2 statewide.

Sherwood is “Open for Business”

In 2008 a market analysis was conducted for Sherwood. See the full report at this link: (2008 Market Analysis) Among other findings, the analysis concluded that Sherwood had substantial demand for additional retail and commercial services indicating immediate demand for about 400,000 square feet of retail. In spite of the national economic downturn interest continues to be expressed in Sherwood, and two developments are currently being pursued.

The Sherwood Urban Renewal Agency is currently making way for a proposed $30 million mixed-use private development in the downtown core by investing close to $10 million in public improvements, including a public plaza, streets and infrastructure and the redevelopment of a building into a community center. Road construction is being engineered to accommodate a 400,000 square foot shopping center on the city’s east side, as well as to provide a critical transportation link to the downtown area.
